In order to respond to the population’s demographic trend, more residential structures for the elderly will be vital in the years to come (it is estimated that the number of Belgians over the age of 80 requiring suitable housing will have increased by 62% between 2000 and 2020! ). 

Aedifica intends to respond to this fast-growing demand by seeking out the best residential housing rental solutions for all elderly people.

Therefore, Aedifica wants to be present both:

  • in all types of housing: top of the range, middle of the range and for modest budgets,
  • in residential retirement homes (preferably more than 100 beds) and all other innovative concepts (e.g. residences services), in order to cover all segments in this market and best respond to each person’s needs.

 

Aedifica invests in this sector in the context of long-term contracts (property leasing or long-term lease) with professional, specialist operators. These investments provide a triple net return, given that the operating charges, maintenance charges and vacancy risks will be taken care of in full by these operators.

They will therefore offset a large part of the risks linked to shorter-term residential leases, particularly as regards fluctuations in the occupancy rate. They will also enable Aedifica to become larger more quickly by limiting the risks thanks to the security and stability of its income.

Aedifica also hopes to play a part in the professionalisation and consolidation of this sector, which is currently extremely fragmented, by means of “sale and rent back” operations, among other things.
